A concern about methamphetamine contamination needs a measured response and reliable evidence. A smell, rumour or unexplained mark is not a test result. If you own a rental in Bream Bay or Waipu, tell your property manager about the concern and keep the information that prompted it. Avoid accusing an occupant or promising a result before the evidence has been assessed.
New Zealand’s rental methamphetamine rules took effect on 16 April 2026. Tenancy Services explains that contamination above 15 micrograms per 100 square centimetres requires attention under the rules. Levels above 30 micrograms per 100 square centimetres can mean the premises are uninhabitable, with specific tenancy consequences and exceptions. These are not interchangeable thresholds, and a result needs to be interpreted for the affected rooms and circumstances.
Routine testing of every rental is not generally required. Testing can become mandatory when specified evidence is received, including a qualifying screening result or notification relating to likely manufacture. Read the current Tenancy Services contamination guidelines before deciding what the tenancy or property requires.
Ask the tester what method will be used, what locations will be sampled, how results will be recorded, and whether the work meets the applicable modified standard. Screening and detailed testing serve different purposes. A screening result may establish that further investigation is needed; it does not necessarily describe the full extent of contamination.
Tenancy Services distinguishes validated screening from detailed assessment and sets requirements for competency and independence. Detailed testing and post-decontamination testing require appropriately qualified people. Check the official testing and decontamination guidance, rather than relying on an unsupported claim that every test kit or composite method is suitable.
Do not assume a cleaning invoice proves the property is ready to occupy. The required verification and any tenancy decision should follow the current rules and the actual findings. Obtain legal advice if a tenancy ending or dispute is being considered.
