Read the tenancy agreement carefully and ask questions about anything you do not understand. Confirm the names of all tenants, weekly rent, bond, start date, included chattels and any agreed conditions. A tenancy agreement is legally binding.
Pay rent in full and on time using the agreed method. Tell the property manager promptly if your phone number, email address or other relevant contact information changes. If you anticipate a payment problem, contact the property manager early rather than allowing arrears to build.
Report damage, leaks, electrical concerns, faulty smoke alarms and other maintenance as soon as possible. Provide useful detail and photographs where appropriate. Do not arrange non-urgent work or make alterations without approval.
The landlord or property manager may access the property for permitted reasons after giving the notice required by law. Routine inspections help record condition and identify maintenance. You do not generally need to be present, but you can raise any relevant issues before the inspection.
Keep the home reasonably clean and tidy, dispose of rubbish, avoid intentional or careless damage and follow the obligations recorded in the tenancy agreement. Contact the property manager before adding occupants, keeping a new pet or making a change that requires consent.
Notice periods and processes depend on the tenancy and circumstances. Ask before giving notice if you are unsure. When leaving, remove belongings, complete cleaning and agreed responsibilities, return all keys and attend to any issues identified before the final inspection where possible.
