Buying a home, section or lifestyle property in Bream Bay is easier when you are clear about your priorities, budget and due diligence before you make an offer.

Define what matters most

Start with the essentials rather than the property photographs. Consider the locations you prefer, commuting and employment, schools, access to shops and services, parking, outdoor space, future plans and the type of maintenance you are comfortable taking on.

The markets in Ruakākā, One Tree Point, Marsden Cove, Waipu and the surrounding coastal and rural areas can differ considerably. Decide where you are flexible and which requirements are non-negotiable.

Understand your budget

Speak with your lender or mortgage adviser before you begin making offers. Finance pre-approval can help you understand your likely price range, but check the conditions and expiry date carefully. Allow for legal advice, building inspections, valuation costs, insurance and moving expenses as well as the purchase price.

Inspect the property carefully

  • Visit more than once if possible and view the surrounding street and neighbourhood.
  • Look for signs of moisture, maintenance issues, alterations or visible damage.
  • Check the layout, storage, sunlight, access, parking and outdoor areas against your needs.
  • Ask the salesperson what documents are available and whether any known defects have been disclosed.
  • Consider an independent building inspection and specialist advice where appropriate.

Review property information

Your lawyer or conveyancer can help you review the record of title, sale and purchase agreement and any relevant conditions. Depending on the property, you may also consider a LIM, council property file, building report, insurance availability, wastewater or water arrangements, shared access, covenants and zoning.

Rural, lifestyle, coastal and recently developed property may require additional investigation. Obtain advice suited to the specific property rather than relying on general assumptions.

Understand the method of sale

A property may be offered with an advertised price, by negotiation, deadline sale, tender or auction. Each method operates differently. Ask the salesperson how and when offers will be presented, whether the seller may accept an offer before a deadline and what documentation is required.

Before signing an offer

A sale and purchase agreement is legally binding. Get independent legal advice before signing and make sure the agreement accurately records the price, deposit, settlement date, chattels and any conditions you require. The salesperson must provide the approved Real Estate Authority guide, but that guide is not a substitute for advice about your circumstances.

After your offer is accepted

Work through any conditions by the agreed dates and remain in contact with your lawyer, lender and salesperson. Arrange insurance as required and complete a pre-settlement inspection before settlement to confirm the property and agreed chattels remain in the expected condition.
