Whether this is your first rental, a home you are moving out of or an existing investment, we start with your property and your plans. Rachael Christie is a local contact for a rental appraisal and a conversation about management.

Help from the start of a tenancy

We assess likely rent, explain local tenant demand and help you identify what needs attention before advertising. The team handles enquiries, viewings and application checks, then prepares the tenancy documentation and bond arrangements.

Homes in Ruakākā, One Tree Point, Marsden Cove, Waipu and the surrounding coastal areas offer tenants different things. We help present the features that matter in daily life, including layout, parking, outdoor space, services and access to work and local amenities.

Someone to manage the details

During the tenancy, we monitor rent, arrange routine inspections, report on the property’s condition and coordinate approved maintenance. Clear communication helps owners understand what is happening and gives tenants a contact for questions and repairs.

Before management begins, we explain the service, fees, reporting and authority for repairs so you know how decisions will be handled. Read about our property management services and how a property manager can help.

Keeping you informed and looking after repairs

We keep property owners informed through detailed routine inspection reports, phone calls and email updates about maintenance requests and repairs. You have a local team to talk to about your property, whether you live nearby or elsewhere.

When your dedicated property manager is away, Aaron or our administration team can assist with enquiries, maintenance requests and urgent matters. We work with a trusted network of local tradespeople and contractors to coordinate repairs and maintenance.

Understanding a rental appraisal

Ask which current or recent rentals support the suggested range, how similar they are to your home and whether the figures are advertised or achieved rents. For a coastal property, distinguish a long-term tenancy assessment from holiday accommodation rates. When planning annual income, allow for vacancy and ownership costs rather than multiplying the highest advertised weekly rent by 52.

If you need to raise a service concern, our in-house complaints process gives the Business Owner’s contact details and explains the next steps.

Moving from another manager

We can explain the transfer process, review your existing arrangement and coordinate the available tenancy records, keys and outstanding maintenance information. Planning the handover helps keep the tenancy running smoothly for you and your tenant.
