A home in Ruakākā, One Tree Point, Marsden Cove or Waipu needs a property-specific assessment. Before buying or reviewing a rental, bring together the likely rent, condition, maintenance needs, insurance, rates, financing and the cost of making the home suitable for its intended use. A local rent estimate is one input; it does not establish the overall return or suitability of an investment.
If a coastal property will also be used by you or your family, explain that intended use to your advisers. Do not assume the costs or tax treatment will be the same as a property used only for long-term residential rental.
Cash outgoings and tax deductions are different. Inland Revenue distinguishes repairs and maintenance from capital improvements, and some costs cannot be deducted from rental income.
